Tenant Fees

 

Initial tenancy set up fees

 

In order to reserve a property, a reservation fee will be required. This is equal to half of one month’s rent for the property and an administration fee of £200 plus VAT (£240 inclusive of VAT) for each tenant.

 

In the event that the credit and reference checks come back unsatisfactory, please note that this fee is non-refundable.

 

If a guarantor is required, this will attract an additional fee of £200 plus VAT (£240 inclusive of VAT) in order to carry out reference checks.

 

Security Deposit (which will be registered with a Government backed Tenancy Deposit Scheme) – this is equal to four weeks rent, however if the Landlord has agreed to allow a pet at the property, then the deposit will be equal to 6 weeks rent. Some landlords may also request a deposit equal to 6 weeks rent as standard.

 

Additional charges during the tenancy

 

Adding an additional tenant to the tenancy will attract a fee of £75.00 plus VAT (£90 inclusive of VAT) for the preparation of a new lease and £200 plus VAT (£240 inclusive of VAT) for each additional tenant to enable references to be obtained.

 

Overpayments of rent will attract a £10.00 plus VAT (£12 inclusive of VAT) administration fee.

 

To provide a reference to a third party at the end of the tenancy will incur a fee of £25 plus VAT (£30 inclusive of VAT) for each reference.
